Many folks who have been on the lookout for real estate in Upstate South Carolina have been to Fair Play and don’t even realize it. That’s because the South Carolina Welcome Center, just across the state line from Georgia, is actually located within the Fair Play CDP.

OK—so maybe it’s a technicality, but many folks coming into SC via I-85 do get their first real glimpse of South Carolina in Fair Play. Visitors to the state are immediately impressed by the beauty of the crepe myrtles and the southern hospitality that is so prevalent in this part of the country.

And of course, Lake Hartwell certainly makes a big impression—a 56,000 acre impression, to be exact.

With all that being said, it’s no wonder that so many people are interested in finding real estate for sale in Fair Play.

About the Town

Fair Play, SC is located in the northwest corner of Oconee County, about midway between Atlanta and Charlotte, and about an hour’s drive from Greenville. And yet, it’s close enough to enjoy all the amenities of a larger city.

While I-85 might be how most people get to Fair Play, most of this quiet community is located off the beaten path.

About that Name

Where did the name “Fair Play” come from? Well, the traditional story goes that the name “Fair Play” originated from an onlooker who shouted at two men engaged in a fight, telling them to “play fair!”

Who knows if that’s true (Apparently the same thing happened in both South Carolina and Missouri according to this book from 1958)—but it sure fits the town’s personality!

Fair Play Today

These days, Fair Play, SC is known for its small-town charm and beautiful scenery. The town itself is home to a few businesses, including all the essentials—places to buy groceries, a general store, a hardware store, a bakery, a bar, a farm and garden supply store, multiple flower shops, several restaurants (including BBQ!), and so on.

Fair Play is served by the Oconee County School District. There’s also a local post office, a fire department, and several churches (including Presbyterian, Baptist, and other denominations). And of course, if you go up the road a little further you have your gas stations and fast food options close by. (And don’t worry fishermen—you have a bait shop and a boat ramp close by, too!)

But it’s really the outdoors that draw people to this part of the state. The area is known for its many lakes and rivers, perfect for fishing, swimming, and boating. And that’s not to mention the numerous waterfalls that The Upstate is known for.

There are also several golf courses and country clubs in the area, as well as hiking trails, horseback riding trails, and many other outdoor activities.

The Fair Play Recreation Area borders Lake Hartwell, and provides a public boat ramp and picnic facilities. You also have the Blue Ridge Mountains close by, providing even more opportunities for outdoor activities—not to mention spectacular views.

All in all, it’s no wonder that people are interested in finding real estate for sale in Fair Play. And fortunately, despite the town’s small population, there are usually multiple lots and homes to choose from.
